\u0219edere pentru investitori permanen\u021bi&#8221;.<\/b><\/p>\n<p><span style=\"font-weight: 400;\">Aceasta \u00eenseamn\u0103 c\u0103:<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Prin decizia secretarului general al administra\u021biei descentralizate, permisul de \u0219edere pentru cinci ani, sub rezerva re\u00eennoirii, se elibereaz\u0103 unui cet\u0103\u021bean al unei \u021b\u0103ri ter\u021be care:<\/span><\/p>\n<p><span style=\"font-weight: 400;\">(a) a intrat legal \u00een \u021bar\u0103 cu orice tip de viz\u0103 sau are re\u0219edin\u021ba legal\u0103 \u00een \u021bar\u0103, chiar dac\u0103 tipul de permis de \u0219edere pe care \u00eel de\u021bine nu permite schimbarea scopului.<\/span><\/p>\n<ol start=\"2\">\n<li><i><span style=\"font-weight: 400;\">b) De\u021bine, \u00een proprietate \u0219i posesie deplin\u0103, bunuri imobile \u00een Grecia. \u00cen cazul copropriet\u0103\u021bii indivize asupra bunurilor imobile, o valoare de achizi\u021bie cel pu\u021bin egal\u0103 cu cea definit\u0103 la alin. 2, dreptul de \u0219edere se acord\u0103 numai dac\u0103 coproprietarii sunt so\u021bi sau parteneri care au \u00eencheiat un parteneriat civil. \u00cen caz contrar, dreptul de \u0219edere se acord\u0103 numai dac\u0103 procentul fiec\u0103rui coproprietar este de o valoare cel pu\u021bin egal\u0103 cu cea definit\u0103 la alin. 2.<\/span><\/i><\/li>\n<li><i><span style=\"font-weight: 400;\">c) De\u021bine proprietatea \u0219i posesia deplin\u0103 a bunurilor imobile \u00een Grecia, cu o valoare de achizi\u021bie cel pu\u021bin egal\u0103 cu cea definit\u0103 la alin. 2, printr-o entitate juridic\u0103 stabilit\u0103 \u00een Grecia sau \u00eentr-un alt stat membru al UE, ale c\u0103rei ac\u021biuni sau ac\u021biuni ale societ\u0103\u021bii le de\u021bine \u00een \u00eentregime.<\/span><\/i><\/li>\n<li><i><span style=\"font-weight: 400;\">d) A \u00eencheiat un contract pe termen lung de cazare turistic\u0103 complex\u0103, \u00een conformitate cu alin. 2 al articolului 8 din Legea 4002\/2011 (A&#8217; 180) sau contract de folosin\u021b\u0103 pe durat\u0103 limitat\u0103 pentru cazare turistic\u0103, \u00een conformitate cu Legea 1652\/1986 (A&#8217; 167), cu o valoare cel pu\u021bin egal\u0103 cu cea definit\u0103 la alin. 2.<\/span><\/i><\/li>\n<\/ol>\n<p><i><span style=\"font-weight: 400;\">(e) este adult \u0219i a dob\u00e2ndit proprietatea \u0219i posesia deplin\u0103 \u00een calitate de mo\u0219tenitor ab intestat sau testamentar sau, ca urmare a dispozi\u021biei p\u0103rinte\u0219ti, bunuri imobile cu valoare obiectiv\u0103 cel pu\u021bin egal\u0103 cu cea definit\u0103 la alin. 2.<\/span><\/i><\/p>\n<p><span style=\"font-weight: 400;\">2A) Pentru Regiunea Attica, Unitatea Regional\u0103 Salonic a Regiunii Macedonia Central\u0103, Unit\u0103\u021bile Regionale Mykonos \u0219i Thira din Regiunea Marea Egee de Sud \u0219i pentru insulele cu o popula\u021bie, conform ultimului recens\u0103m\u00e2nt, de peste trei mii (3.100) de locuitori, valoarea minim\u0103 de achizi\u021bie a bunului imobil la momentul achizi\u021biei sale, precum \u0219i chiria contractual\u0103 total\u0103 a contractelor de per. (d) de la alin. 1 sunt stabilite la 800.000 de euro. \u00cen cazul investi\u021biei prin achizi\u021bionare de bunuri imobile \u00een zonele men\u021bionate la primul paragraf, aceasta se efectueaz\u0103 \u00eentr-un singur bun imobil. Mai ales dac\u0103 este vorba de un imobil structurat sau de un imobil pentru care s-a eliberat o autoriza\u021bie de construire, este necesar\u0103 o suprafa\u021b\u0103 minim\u0103 de spa\u021bii principale de o sut\u0103 dou\u0103zeci (120) de metri p\u0103tra\u021bi. \u00cen cazul investi\u021biei prin cump\u0103rare \u00eentr-un procent de proprietate comun\u0103 indiviz\u0103 asupra bunurilor imobile, valoarea minim\u0103 a procentului de proprietate comun\u0103 este stabilit\u0103 la opt sute de mii (800.000) de euro, sub rezerva termenilor alineatelor anterioare.<\/span><\/p>\n<ol start=\"400\">\n<li><span style=\"font-weight: 400;\">b) Pentru restul \u021b\u0103rii, valoarea minim\u0103 de achizi\u021bie a bunului imobil la momentul achizi\u021bion\u0103rii acestuia, precum \u0219i chiria contractual\u0103 total\u0103 a contractelor de aprox. (d) de la alin. 1 sunt stabilite la patru sute de mii (400.000) de euro. \u00cen cazul investi\u021biei prin achizi\u021bionare de bunuri imobile \u00een zonele men\u021bionate la primul paragraf, aceasta se efectueaz\u0103 \u00eentr-un singur bun imobil. Mai ales dac\u0103 este vorba de un imobil structurat sau de un imobil pentru care s-a eliberat o autoriza\u021bie de construire, este necesar\u0103 o suprafa\u021b\u0103 minim\u0103 de spa\u021bii principale de o sut\u0103 dou\u0103zeci (120) de metri p\u0103tra\u021bi.<\/span><\/li>\n<\/ol>\n<p><span style=\"font-weight: 400;\">\u00cen cazul investi\u021biei prin cump\u0103rare \u00eentr-un procent de proprietate comun\u0103 indiviz\u0103 a bunurilor imobile, valoarea minim\u0103 a procentului de coproprietate este stabilit\u0103 la patru sute de mii (400.000) de euro, sub rezerva termenilor alineatelor anterioare.<\/span><\/p>\n<ol start=\"250\">\n<li><span style=\"font-weight: 400;\">c) \u00cen special \u00een cazurile de investi\u021bie prin cump\u0103rare \u00een imobile \u0219i \u00een cazul \u00een care sediul principal al acesteia se transform\u0103 \u00eentr-o re\u0219edin\u021b\u0103, valoarea minim\u0103 de achizi\u021bie la momentul achizi\u021biei sale este stabilit\u0103 la dou\u0103 sute cincizeci de mii (250.000) de euro. Condi\u021biile de la primul paragraf se aplic\u0103 \u0219i \u00een cazul investi\u021biei prin cump\u0103rare \u00eentr-un bun imobil const\u00e2nd \u00eentr-o cl\u0103dire industrial\u0103 sau o parte a unei cl\u0103diri industriale sau \u00een care este situat\u0103 o cl\u0103dire industrial\u0103, numai \u00een cazul \u00een care cel pu\u021bin \u00een ultimii cinci (5) ani nu s-a stabilit \u0219i nu a func\u021bionat nicio industrie acolo.<\/span><\/li>\n<\/ol>\n<p><span style=\"font-weight: 400;\">Investi\u021bia men\u021bionat\u0103 la paragrafele anterioare se realizeaz\u0103 \u00eentr-un singur imobil, iar schimbarea destina\u021biei trebuie s\u0103 fi fost finalizat\u0103 \u00eenainte de depunerea cererii de acordare a permisului de \u0219edere permanent\u0103 al unui investitor<\/span><\/p>\n<ol start=\"250\">\n<li><span style=\"font-weight: 400;\">d) \u00cen special \u00een cazurile de investi\u021bie prin achizi\u021bionarea unui bun imobil const\u00e2nd \u00eentr-o cl\u0103dire istoric\u0103 care urmeaz\u0103 s\u0103 fie restaurat\u0103 sau reconstruit\u0103 sau parte dintr-o cl\u0103dire istoric\u0103 sau \u00een care se afl\u0103 o cl\u0103dire istoric\u0103, valoarea minim\u0103 de achizi\u021bie la momentul achizi\u021biei acesteia este stabilit\u0103 la dou\u0103 sute cincizeci de mii (250.000) de euro. Investi\u021bia men\u021bionat\u0103 la primul paragraf se efectueaz\u0103 \u00eentr-un singur bun imobil.&#8221;;<\/span><\/li>\n<li><i><span style=\"font-weight: 400;\"> Valoarea minim\u0103 a bunurilor imobile la momentul achizi\u021biei sale, precum \u0219i chiria contractual\u0103 total\u0103 a contractelor de \u00eenchiriere a unit\u0103\u021bilor de cazare hotelier\u0103 sau a locuin\u021belor turistice din prezentul document, astfel cum rezult\u0103 din actele notariale de cesiune \u0219i, \u00een cazul \u00een care acestea sunt condi\u021bionate de plata unui pre\u021b creditat, din actele notariale de r\u0103scump\u0103rare \u0219i reziliere corespunz\u0103toare \u00eenregistrate legal,&nbsp; sau, respectiv, contracte de \u00eenchiriere, stabilite \u00een conformitate cu alin. 2, trebuie s\u0103 fi fost pl\u0103tite integral \u00eenainte de depunerea cererii de permis de \u0219edere permanent\u0103 a unui investitor.<\/span><\/i><\/li>\n<li><i><span style=\"font-weight: 400;\"> Cet\u0103\u021benii \u021b\u0103rilor ter\u021be \u2013 titularii unui permis de \u0219edere permanent\u0103 al unui investitor \u00ee\u0219i pot re\u00eennoi permisul de \u0219edere pentru o durat\u0103 egal\u0103 de fiecare dat\u0103, cu condi\u021bia ca bunurile imobile s\u0103 r\u0103m\u00e2n\u0103 \u00een proprietatea \u0219i posesia lor sau \u00een contractele de la alin. 1 \u0219i celelalte condi\u021bii sunt \u00eendeplinite. \u00cen mod excep\u021bional, \u00een cazul cet\u0103\u021benilor \u021b\u0103rilor ter\u021be \u2013 titulari ai unui permis de \u0219edere permanent\u0103 al unui investitor care a implementat o investi\u021bie de aprox. (d) de la alin. 2, o condi\u021bie suplimentar\u0103 pentru prima re\u00eennoire a permisului de \u0219edere este finalizarea restaur\u0103rii integrale a elementelor de bun imobil sau reconstruc\u021bia total\u0103 a acestora, indiferent de cauz\u0103, care determin\u0103 modificarea, pr\u0103bu\u0219irea sau demolarea cl\u0103dirilor sau a unor p\u0103r\u021bi ale acestora. Perioadele de absen\u021b\u0103 din \u021bar\u0103 nu constituie un obstacol \u00een calea re\u00eennoirii permisului de \u0219edere.<\/span><\/i><\/li>\n<\/ol>\n<p><i><span style=\"font-weight: 400;\">(5) Pre\u021bul sau chiria convenit\u0103 se pl\u0103te\u0219te integral \u00een urm\u0103toarele moduri: (a) prin cec bancar \u00een contul de pl\u0103\u021bi al beneficiarului pl\u0103\u021bii de\u021binut la o institu\u021bie de credit care \u00ee\u0219i desf\u0103\u0219oar\u0103 activitatea \u00een Grecia, (b) prin transfer, astfel cum se men\u021bioneaz\u0103 mai sus. 24 din articolul 4 din Legea 4537\/2018 (A&#8217; 84) \u0219i<\/span><\/i><\/p>\n<ol>\n<li><i><span style=\"font-weight: 400;\">c) prin POS instalat de un prestator de servicii de plat\u0103, care \u00ee\u0219i desf\u0103\u0219oar\u0103 activitatea \u00een Grecia, prin debitarea cardului bancar de credit sau de debit al cump\u0103r\u0103torului, \u00een contul de pl\u0103\u021bi al beneficiarului pl\u0103\u021bii de\u021binut la un prestator de servicii de plat\u0103, conform 11 din articolul 4 din Legea 4537\/2018, care func\u021bioneaz\u0103 \u00een Grecia. Plata de mai sus poate fi efectuat\u0103 \u0219i de un so\u021b sau rude prin s\u00e2nge sau c\u0103s\u0103torie p\u00e2n\u0103 la gradul doi al cump\u0103r\u0103torului. Toate prevederile de mai sus acoper\u0103, de asemenea, pl\u0103\u021bile efectuate cu metodele de plat\u0103 men\u021bionate mai sus de la 1.1.2017 p\u00e2n\u0103 \u00een prezent. Toate detaliile specifice privind efectul pl\u0103\u021bii, inclusiv, \u00een special, identificarea v\u00e2nz\u0103torului, a cump\u0103r\u0103torului \u0219i a oric\u0103rui ter\u021b pl\u0103titor, num\u0103rul contului de pl\u0103\u021bi al pl\u0103titorului, adresa, num\u0103rul documentului s\u0103u personal oficial, num\u0103rul de identificare al pl\u0103titorului sau data \u0219i locul na\u0219terii acestuia, metoda de plat\u0103 \u0219i conturile de pl\u0103\u021bi relevante care debiteaz\u0103 pl\u0103titorul \u0219i crediteaz\u0103 beneficiarul pl\u0103\u021bii;&nbsp; precum \u0219i declara\u021bia solemn\u0103 a cump\u0103r\u0103torului pentru rela\u021bia conjugal\u0103 sau de rudenie cu un ter\u021b pl\u0103titor, sunt declarate \u0219i depuse solemn de c\u0103tre p\u0103r\u021bi \u00een fa\u021ba notarului care \u00eentocme\u0219te contractul \u0219i sunt indicate pe acesta.<\/span><\/i><\/li>\n<li><i><span style=\"font-weight: 400;\"> Cet\u0103\u021beanul unei \u021b\u0103ri ter\u021be, la depunerea cererii de acordare a permisului de \u0219edere permanent\u0103 al unui investitor, prezint\u0103 un certificat de la notarul care a \u00eentocmit actele notariale de transfer sau contractele de \u00eenchiriere ale per. (d) de la alin. 1, care certific\u0103 datele p\u0103r\u021bilor contractante, detaliile propriet\u0103\u021bii, modalitatea de plat\u0103 a pre\u021bului sau chiriei convenite \u0219i toate detaliile specifice efectu\u0103rii pl\u0103\u021bii, \u00een conformitate cu prevederile prezentei, existen\u021ba oric\u0103rei condi\u021bii de dizolvare, precum \u0219i dac\u0103 proprietatea specific\u0103 a fost utilizat\u0103 de v\u00e2nz\u0103tor pentru eliberarea unui permis de \u0219edere permanent\u0103 pentru un investitor. \u00cen cazurile de achizi\u021bie ca cesiune, se depune o copie a declara\u021biei imobiliare a investitorului (E9).<\/span><\/i><\/li>\n<li><i><span style=\"font-weight: 400;\"> Cet\u0103\u021benilor \u021b\u0103rilor ter\u021be care de\u021bin bunuri imobile li se ofer\u0103 posibilitatea de a le \u00eenchiria.<\/span><\/i><\/li>\n<\/ol>\n<p><i><span style=\"font-weight: 400;\">(7A) Bunurile imobile dob\u00e2ndite \u00een deplin\u0103 proprietate \u0219i posesie de ce\u0103\u021beni ai \u021b\u0103rilor ter\u021be pentru acordarea sau re\u00eennoirea ini\u021bial\u0103 a permisului de \u0219edere al unui investitor nu pot fi \u00eenchiriate pe termen scurt \u00een economia colaborativ\u0103, nici sub\u00eenchirierea. \u00cen plus, bunurile imobile dob\u00e2ndite \u00een deplin\u0103 proprietate \u0219i posesie de cet\u0103\u021benii ai \u021b\u0103rilor ter\u021be pentru acordarea sau re\u00eennoirea ini\u021bial\u0103 a permisului de \u0219edere permanent\u0103 al unui investitor \u00een conformitate cu per. (c) de la alin. 2, nu pot fi utilizate ca sediu central sau sucursal\u0103 a unei \u00eentreprinderi. \u00cen caz de nerespectare a prevederilor primului \u0219i al doilea paragraf, permisul de \u0219edere este revocat \u0219i se aplic\u0103 o amend\u0103 administrativ\u0103 independent\u0103 de cincizeci de mii (50.000) de euro proprietarilor \u0219i\/sau de\u021bin\u0103torilor propriet\u0103\u021bii. \u00cen caz de nerespectare a condi\u021biei de la alin. 4, o amend\u0103 administrativ\u0103 independent\u0103 de o sut\u0103 cincizeci de mii (150.000) de euro este impus\u0103 proprietarilor \u0219i\/sau de\u021bin\u0103torilor propriet\u0103\u021bii. \u00cen cazul \u00een care un contract de transfer imobiliar este \u00eencheiat \u00een ciuda interdic\u021biei per. (d) de la alin. 2, permisul de \u0219edere este revocat \u0219i o amend\u0103 administrativ\u0103 independent\u0103 de o sut\u0103 cincizeci de mii (150.000) de euro este impus\u0103 proprietarilor \u0219i\/sau de\u021bin\u0103torilor propriet\u0103\u021bii. Amenzile din prezenta cauz\u0103 constituie venituri publice \u0219i sunt colectate \u00een conformitate cu Codul de colectare a veniturilor publice (Legea 4978\/2022, A&#8217; 190).<\/span><\/i><\/p>\n<ol start=\"8\">\n<li><i><span style=\"font-weight: 400;\"> Rev\u00e2nzarea unui bun imobil \u00een perioada de valabilitate a permisului de \u0219edere c\u0103tre un alt cet\u0103\u021bean al unei \u021b\u0103ri ter\u021be d\u0103 dreptul noului cump\u0103r\u0103tor la un permis de \u0219edere cu revocarea simultan\u0103 a permisului de \u0219edere al v\u00e2nz\u0103torului.<\/span><\/i><\/li>\n<\/ol>\n<p><i><span style=\"font-weight: 400;\">(9) Permisele de \u0219edere eliberate \u00een conformitate cu prezentul articol nu stabilesc un drept de acces la nicio form\u0103 de munc\u0103.<\/span><\/i><\/p>\n<ol start=\"10\">\n<li><i><span style=\"font-weight: 400;\"> Permisul de \u0219edere se elibereaz\u0103 \u00een termen de dou\u0103 (2) luni de la primirea tuturor datelor din dosar c\u0103tre autoritatea emitent\u0103.<\/span><\/i><\/li>\n<li><i><span style=\"font-weight: 400;\"> \u00cen cazul \u00eencheierii unui contract de v\u00e2nzare a bunurilor imobile la orice pre\u021b, v\u00e2nz\u0103torul, cet\u0103\u021bean al unei \u021b\u0103ri ter\u021be, trebuie s\u0103 prezinte un certificat de la Serviciul pentru Str\u0103ini \u0219i Imigrare competent al Administra\u021biei Descentralizate, cu privire la faptul dac\u0103 bunul specific a fost utilizat pentru eliberarea unui permis de \u0219edere permanent\u0103 pentru un investitor. Cele de mai sus se aplic\u0103 \u00een mod corespunz\u0103tor \u00een cazul v\u00e2nz\u0103rii unui bun imobil de c\u0103tre o persoan\u0103 juridic\u0103, ale c\u0103rei ac\u021biuni sau ac\u021biuni sociale sunt de\u021binute integral de un cet\u0103\u021bean al unei \u021b\u0103ri ter\u021be, \u00een conformitate cu per. (c) de la alin. 1.\u00bb<\/span><\/i><\/li>\n<li><i><span style=\"font-weight: 400;\"> Paragraful 49 din articolul 176 din Codul imigra\u021biei, privind dispozi\u021biile de abilitare, se \u00eenlocuie\u0219te cu urm\u0103torul text:<\/span><\/i><\/li>\n<\/ol>\n<p><i><span style=\"font-weight: 400;\">&#8222;49. O decizie comun\u0103 a mini\u0219trilor migra\u021biei \u0219i azilului, economiei na\u021bionale \u0219i finan\u021belor, mediului \u0219i energiei \u0219i dezvolt\u0103rii poate stabili documentele justificative care trebuie prezentate la depunerea cererii de permis de \u0219edere permanent\u0103 a unui investitor men\u021bionat la articolul 100, precum \u0219i modul de certificare a asisten\u021bei men\u021bionate anterior. (c) \u0219i (d) de la alin. 2 \u00een momentul depunerii \u0219i verific\u0103rii acestei cereri. O hot\u0103r\u00e2re comun\u0103 a mini\u0219trilor migra\u021biei \u0219i azilului, economiei \u0219i finan\u021belor na\u021bionale, mediului \u0219i energiei \u0219i turismului \u0219i a guvernatorului Autorit\u0103\u021bii Independente pentru Venituri Publice define\u0219te procedura \u0219i organele de efectuare a auditului pentru aplicarea condi\u021biilor \u0219i restric\u021biilor prev\u0103zute la art. 100, stabile\u0219te procedura de stabilire \u0219i colectare a amenzilor men\u021bionate la alin. 7A din acela\u0219i articol \u0219i orice chestiune conex\u0103.&#8221;<\/span><\/i><\/p>\n<ol start=\"3\">\n<li><i><span style=\"font-weight: 400;\"> Permisele de \u0219edere pentru investitori eliberate cet\u0103\u021benilor \u021b\u0103rilor ter\u021be \u00een temeiul alin. B&#8221; din articolul 20 din Legea 4251\/2014 (A&#8217; 80), termenii speciali ai articolului 92 din Legea 5007\/2022 (A&#8217; 241) sau condi\u021biile care erau \u00een vigoare \u00eenainte de intrarea \u00een vigoare a prezentei, r\u0103m\u00e2n \u00een vigoare \u0219i se re\u00eennoiesc, cu condi\u021bia ca condi\u021biile care erau \u00een vigoare la momentul acord\u0103rii acestora s\u0103 fie \u00een continuare \u00eendeplinite.<\/span><\/i><\/li>\n<li><i><span style=\"font-weight: 400;\"> F\u0103r\u0103 a aduce atingere articolului 92 din Legea 5007\/2022, cet\u0103\u021benilor \u021b\u0103rilor ter\u021be \u00ee\u0219i pot finaliza p\u00e2n\u0103 la data de 31 decembrie 2024 investi\u021bia \u00een regim \u00een vigoare p\u00e2n\u0103 la intrarea \u00een vigoare a prezentei, cu condi\u021bia fie s\u0103 se pl\u0103teasc\u0103 un avans de zece la sut\u0103 (10%) din pre\u021bul de achizi\u021bie sau chiria contractual\u0103 total\u0103 a contractelor de per. (d) de la alin. 1 din articolul 100 din Codul imigra\u021biei (Legea 5038\/2023, A&#8217; 81) sau plata pre\u021bului sau chiriei convenite \u00een conformitate cu alin. 5 din articolul 100 din acela\u0219i Cod, fie semnarea unui contract preliminar notarial, fie semnarea unui contract privat cu o anumit\u0103 dat\u0103 \u0219i dovada relevant\u0103 a creditului b\u0103ncii cump\u0103r\u0103torului pentru trimiterea sumei avansului \u00een contul v\u00e2nz\u0103torului p\u00e2n\u0103 la data de 31 august 2024.<\/span><\/i><\/li>\n<\/ol>\n<p><i><span style=\"font-weight: 400;\">\u00cen cazul \u00een care achizi\u021bionarea bunului imobil sau a bunurilor imobile men\u021bionate la primul paragraf nu este finalizat\u0103, cet\u0103\u021beanul \u021b\u0103rii ter\u021be \u00ee\u0219i poate finaliza investi\u021bia \u00eentr-un alt imobil sau propriet\u0103\u021bi \u00een condi\u021biile care se aplicau \u00eenainte de intrarea \u00een vigoare a prezentei, f\u0103r\u0103 a aduce atingere articolului 92 din Legea 5007\/2022 \u0219i, \u00een orice caz, nu mai t\u00e2rziu de 30 aprilie 2025.<\/span><\/i><\/p>\n<p><span style=\"font-weight: 400;\">Prin urmare, pe baza par. C \u0219i D, vedem c\u0103 suma minim\u0103 a investi\u021biei r\u0103m\u00e2ne la 250.000 de euro \u00een urm\u0103toarele cazuri:<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Proprietatea \u00een care este permis\u0103 schimbarea destina\u021biei la re\u0219edin\u021b\u0103<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Proprietate care este o cl\u0103dire industrial\u0103 sau o parte a unei cl\u0103diri industriale, dac\u0103 nu a func\u021bionat ca atare \u00een ultimii cinci (5) ani<\/span><\/p>\n<p><span style=\"font-weight: 400;\">O cl\u0103dire listat\u0103 sau o parte a unei cl\u0103diri listate care urmeaz\u0103 s\u0103 fie restaurat\u0103 sau reconstruit\u0103 \u0219i dac\u0103 restaurarea sau reconstruc\u021bia este finalizat\u0103<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Contrapresta\u021bia se pl\u0103te\u0219te prin cec bancar sau prin transfer bancar \u00een contul beneficiarului de\u021binut \u00eentr-o institu\u021bie bancar\u0103 din Grecia sau \u00eentr-o institu\u021bie de credit aflat\u0103 sub supravegherea B\u0103ncii Greciei, ale c\u0103rei detalii specifice trebuie s\u0103 fie declarate oficial de c\u0103tre p\u0103r\u021bile contractante \u00een fa\u021ba notarului, care \u00eentocme\u0219te contractul.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Cet\u0103\u021beanul \u021b\u0103rii ter\u021be men\u021bionat mai sus poate fi \u00eenso\u021bit de membrii familiei sale care, la cererea acestora, primesc un permis de \u0219edere individual, care expir\u0103 \u00eempreun\u0103 cu permisul de \u0219edere al investitorului.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">&nbsp;<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Membrii familiei \u00eenseamn\u0103:<\/span><\/p>\n<p><b>(a)<\/b><span style=\"font-weight: 400;\"> so\u021bul<\/span><span style=\"font-weight: 400;\"><br><\/span><b>b)<\/b><span style=\"font-weight: 400;\"> descenden\u021bii so\u021bilor sau so\u021bilor, care au sub 21 de ani.<\/span><span style=\"font-weight: 400;\"><br><\/span><b>(c)<\/b><span style=\"font-weight: 400;\"> str\u0103mo\u0219ii so\u021bilor.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Permisul de mai sus poate fi re\u00eennoit pentru o durat\u0103 egal\u0103, de fiecare dat\u0103, cu condi\u021bia ca proprietatea s\u0103 r\u0103m\u00e2n\u0103 \u00een proprietatea \u0219i posesia cet\u0103\u021beanului \u021b\u0103rii ter\u021be \u0219i s\u0103 fie \u00eendeplinite toate celelalte cerin\u021be prev\u0103zute de lege.&nbsp;Perioadele de absen\u021b\u0103 din \u021bar\u0103 nu vor perturba re\u00eennoirea permisului de \u0219edere.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Cerin\u021ba de intrare \u00een viz\u0103 pentru ob\u021binerea unui permis de \u0219edere pentru proprietarii de propriet\u0103\u021bi.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Viza de intrare, adic\u0103 intrarea legal\u0103 \u00een \u021bar\u0103, este necesar\u0103 pentru a ob\u021bine un permis de \u0219edere pentru proprietarii de propriet\u0103\u021bi. Dup\u0103 eliberarea unui permis de \u0219edere \u0219i pe durata acestuia, nu este nevoie de viz\u0103. Conform Legii 4251\/2014, orice cet\u0103\u021bean al unei \u021b\u0103ri ter\u021be care a intrat legal \u00een \u021bar\u0103 cu viz\u0103 de orice tip sau este rezident legal al \u021b\u0103rii indiferent de statutul sau tipul de permis de \u0219edere, are dreptul de a solicita un permis de \u0219edere.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Deci, odat\u0103 ce a\u021bi intrat pe teritoriul grec cu o viz\u0103 de intrare valabil\u0103 (indiferent de tip), pute\u021bi face o achizi\u021bie.&nbsp;Dac\u0103 finaliza\u021bi achizi\u021bia propriet\u0103\u021bilor \u0219i solicita\u021bi permisul de \u0219edere, \u00eenainte de expirarea vizei, primi\u021bi un document temporar (apel\u00e2nd documentul albastru din cauza culorii) \u0219i pute\u021bi r\u0103m\u00e2ne legal, p\u00e2n\u0103 la permisul de \u0219edere definitiv.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">&nbsp;<\/span><\/p>\n<p><b>DOCUMENTE NECESARE PENTRU BANC\u0102:<\/b><\/p>\n<ul>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">Fotocopie pa\u0219aport,<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">Identificarea fiscal\u0103 greac\u0103<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">Certificare pentru telefonul grecesc,<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">Scrisoare de angajare cu detaliile complete ale companiei, inclusiv adresa complet\u0103, num\u0103rul de telefon, codul po\u0219tal, salariul anual<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">\u00cen cazul persoanelor care desf\u0103\u0219oar\u0103 activit\u0103\u021bi independente, certificat de \u00eencepere a profesiei sau card profesional sau certificat utilizat de o asocia\u021bie competent\u0103<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">Extrase bancare pentru trei ani sau certificarea sursei averii<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">Certificarea num\u0103rului de identificare (num\u0103rul fiscal oficial);<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">O certificare cu adresa de domiciliu din \u021bara de origine \u2013 ceva certificat de o autoritate public\u0103 competent\u0103, adic\u0103 o factur\u0103 recent\u0103 de utilit\u0103\u021bi<\/span><\/li>\n<\/ul>\n<p><span style=\"font-weight: 400;\">Toate aceste documente necesit\u0103 <\/span><b>certificare<\/b> <b>consular\u0103: Pentru \u021b\u0103rile care nu sunt p\u0103r\u021bi la Conven\u021bia de la Haga, este necesar\u0103 certificarea de c\u0103tre <\/b><span style=\"font-weight: 400;\">autoritatea consular\u0103 greac\u0103<\/span><b> din \u021bara de origine a documentului. Haga, este necesar\u0103 certificarea de c\u0103tre autoritatea consular\u0103 greac\u0103 din \u021bara de origine a documentului.<\/span><\/p>\n<p><b>\u00cemputernicire<\/b><span
